. <br />THIS INDENTURE made in duplicate the 1st day of October, 2003 <br />BETWEEN: <br />THE CORPORATION OF THE COUNTY OF ESSEX <br />hereinafter called the LESSOR of the FIRST PART <br />wil <br />IVAN GYORI of the Town of Kingsville <br />in the County of Essex and Province of Ontario <br />hereinafter called the LESSEE of the SECOND PART <br />WITNESSETH THAT: in consideration of the Rents, Covenants and Agreements <br />hereinafter respectively reserved and contained on the part of the said Lessee to be <br />respectively paid, observed and performed, the said Lessor hath demised and leased and <br />by these presents DOTH demise and LEASE unto the said Lessee ALL THAT <br />messuage and tenement situate, lying and being in the Town of Kingsville, former <br />Township of Gosfield South, in the County of Essex and Province of Ontario, County <br />Road 18, and designated as part of Farm Lot 12, Concession 3 on the south side of <br />County Road 18, designated as a one and one -half storey frame house (vinyl siding), <br />garage and other accessory structures as shown on the Plan attached hereto and marked <br />as Schedule "A" which frame house lies in a fenced area approximately 60 feet by 135 <br />feet (hereinafter called the "premises "), upon the following terms and conditions: <br />To have and to hold the premises for and during the term of 5 years to be computed <br />from the 1" day of October, two thousand and three and ending on the 30th day of <br />September two thousand and eight. <br />YIELDING AND PAYING therefore yearly and every year during the said term unto <br />the said Lessor the sum of $2,400.00 of lawful money of Canada, without any <br />deduction, defalcation or abatement whatsoever to be payable to the Lessor on the <br />following days and times that is to say: <br />The sum of $200.00 per month payable in advance on the first day of each and every <br />month of the term hereof, commencing on the first day of October, 2003 through to and <br />including the last day of September, 2008. <br />THE Lessee covenants with the Lessor: <br />to pay rent. <br />to maintain insurance on his own belongings. <br />to pay water rates and charges for gas, electricity and telephone. <br />to maintain the premises in a state of cleanliness, and to repair any damage caused <br />thereto by his own wilful or negligent conduct or that of persons who are permitted on <br />the premises by him such repairs to be made to the satisfaction of the Lessor. <br />to keep up fences and to maintain the lawns and gardens of the premises and to keep the <br />sidewalks and steps free of snow and ice. <br />not to cut down timber. <br />
