THIS INDENTURE made this <br />Hundred and Ninety <br /> <br />~IN PURSUANCE OF THE SHORT FORMS OF <br /> <br />BETWEEN: <br /> <br />day of IQou~ <br />LEASES ACT <br /> <br />Nineteen <br /> <br />THE CORPORATION OF THE COUNTY OF ESSEX, THE <br />ESSEX COUNTY BOARD OF EDUCATION, AND THE ESSEX <br />COUNTY ROMAN CATHOLIC SEPARATE SCHOOL BOARD. <br /> <br />(herein called the <br /> <br />and - <br /> <br />"Landlord") <br /> <br /> OF THE FIRST PART <br /> <br />THE ESSEX REGION CONSERVATION AUTHORITY <br />(herein called the "Tenant") <br /> <br /> OF THE SECOND PART <br /> <br />DEMISE <br /> <br /> WITNESSETH that in consideration of the rents, <br />covenants and agreements hereinafter reserved and <br />contained on the part of the said Tenant, to be paid, <br />observed and performed, the said Landlord has demised <br />and leased and by these presents doth demise and lease <br />unto the said Tenant. <br /> <br /> ALL THOSE CERTAIN PREMISES excluding any part <br />of the external walls known and described as that <br />portion of a building municipally known as 36M Fairview <br />Avenue West, Essex, Ontario, located on the lands <br />situate in the Town of Essex, in the County of Essex and <br />Province of Ontario, which premises are designated as <br />approximately 1,000 square feet located on the second <br />floor of the Essex County Civic and Education Centre <br />Building. <br /> <br />TERM <br /> <br /> TO HAVE AND TO HOLD the said demised premises <br />for and during the term of FIVE (5) YEARS to be computed <br />from the 1ST day of April, 1990 (the "Commencement <br />Date") and from thenceforth ensuing and to be fully <br />completed and ended on the 31st day of March, 1995. <br /> <br />RENTAL <br /> <br /> THE TENANT YIELDING AND PAYING THEREFORE to <br />the Landlord in lawful money of Canada an annual rent as <br />follows: <br /> <br /> (a) During the period from April 1, 1990 until <br />the 31st day of March, 1991 an annual rent of Seven <br />Thousand Five Hundred ($7,500) ~0/100 Dollars of lawful <br />money of Canada to be payable in equal monthly amounts <br />as determined between the parties from time to time; <br /> <br /> (b) During the period from the 1st day of <br />April, 1991 until the 31st day of March, 1992 an <br />annual sum of Seven Thousand Seven Hundred and <br />Twenty-Five ($7,725.00) 00/100 Dollars of lawful money <br />of Canada to be payable in equal monthly amounts as <br />determined between the parties from time to time; <br /> <br /> <br />
