THIS AGREEME~'T MADE THIS 1st day of Januar~ 1~0. <br /> <br />BETWEEN: <br /> <br />THE CORPORATION OF THE TOW~! OF LE^MI~'GTOM <br /> <br />Hereinafter <br /> <br />and - <br /> <br />called the "Landlord" <br /> <br /> OF THF FIRST PART <br /> <br />The County of Essex - Social and Family Services <br />Hereinafter called the "Tenant" <br /> <br /> OF THE SECO~D PART <br /> <br /> WHEREAS the parties have agreed that the Landlord <br />shall lease to the Tenant part of the premises located at <br />18 Selkirk Avenue, Leamington, Ontario; <br /> <br /> NOW THEREFORE this Agreement witnesseth that in <br />consideration of the mutuai covenants, terms and agreements <br />hereinafter expressed, the parties hereto agree as follows: <br /> <br /> This agreement shall apply for the period beginning <br />January 1, 1990and ending December 31, 199D <br /> <br />THE LANDLORD COVENANTS AND AGREES: <br /> <br /> (a) To lease to the Tenant that part of 18 Selkirk <br />Avenue, Leamington, Ontario, known as Lots 31 to 40, Registered <br />Plan 226, south of Clark Street, west of Victoria Street, in <br />the Town of Leamington, and known as Rooms # 2,3,4,5 <br />on the premises and as shown on the sketch attached. <br /> <br /> The Tenant also has the right to use all common <br />facilities as shown on the sketch attached. <br /> <br /> (b) To employ a janitorial service to keep the <br />common facilities clean and is to include staff room #IP; <br />entrances and exits of the facility; hallways; exterior windows <br />and all facility washrooms. The janitorial service will be <br />inclusive of vacuuming carpets, emptying of waste baskets and <br />disposing of waste materials. <br /> <br /> (c) To supply all heat, light and water for the <br />reasonable use by the Tenant of the premises. <br /> <br /> (d) To provide reasonable security measures in <br />the building to prevent unauthortzied persons from entering <br />the premises during and after normal business hours. <br /> <br />THE TENANT COVENANTS AND AGREES: <br /> <br /> (a) During the currency of this agreement to pay <br />to the Landlord $ 5,075.88 per year, payable in advance <br />in equal installments of $ 422.99 per month. The first <br />of such payments to become due and be made on the first day <br />of January 1 , 19 90 . <br /> <br /> (b) Not to use the premises for any other purpose <br />other than Social and Family Services Business <br /> <br /> <br />
