THIS AG~EMENT MADE 1st DAY OF JUNE 19 86 <br /> <br /> BETWEEN <br /> The Essex Free Press <br /> <br /> (hereinafter called the "LESSOR" of the first part) <br /> -and- <br /> <br /> The Corporation of the County of Essex <br /> (hereinafter called the "LESSEE" of the second part) <br /> <br /> WHEREAS the Lessor agrees to lease unto the Lessee for <br />a term of one year(s) from the first of June, 1986 the pre~ises <br />more particularly' described as: '22 Centre Street~ 76.64 square <br />'metres (825 square feet) of space. A legal description of <br />the buildin~ site is Plan 181~ Part Lot 1Q~ Part Log 21~ Part <br />22; in the Town of Essex~ County of Essex. <br /> <br /> WHEREAS WITNESSETH that in consideration of the mutual <br />convenants, terms and agreements hereinafter expressed, the <br />parties hereto agree as follows: <br /> <br /> This agreement shall apply for the period beginning June <br />1st, 1986 and ending December 31st, 1986. <br /> <br />THE LESSOR CONVENANTS AND AGREES: <br /> <br /> (a) That during the term of this agreement, the Lessor <br />will not grant any license or lease to any person other than <br />the Lessee for the use of the premises for any unauthorized <br />purpose. <br /> <br /> (b) To supply all heat, light and water for the reasonable <br />use by the Lessee of the premises. <br /> <br /> (c) To provide reasonable security measures in the building <br />to prevent unauthorized persons from entering the premises <br />during and after normal business hours. <br /> <br />THE LESSEE COVENANTS AND AGREES <br /> <br /> (a) During the currency of this agreement to pay to the <br />Lessor $2;250.00 per year, payable in advance in equal <br /> <br />installments of $375.00 per month. The first of such <br />payments to become due and be made on the first day of June, <br />1986. <br /> <br /> (b) Not to use the premises for any other purpose other <br />than for the authorized purposes. <br /> <br /> (c) Not to use the premises for any of the authorized <br />purposes unless the Lessee has obtained and there are in force <br />all governmental and other permissions and licenses which may <br />be required'by law for such use and to comply with any conditions <br />which may be attached to any such permission or license. <br /> <br /> <br />
