THIS INDENTURE made the 12th day of July, 1978. In Pursuance of the Short Forms of Leases Act. BETWEEN: COUNTY OF ESSEX, Hereinafter called the LESSOR OF THE FIRST PART - and - F. E. ROWELL LIMITED, a corporation duly incorporated under the laws of the Province of Ontario carrying on business under the firm name and style of Oxford Communications Hereinafter called the LESSEE OF THE SECOND PART WITNESSETH that in consideration of the rents, covenants and agreements hereinafter reserved and contained on the part of the Lessee, the Lessor does demise and lease unto the Lessee, its successors and assigns, all that messuage or tenement situtate, lying and being in the Township of Mersea, in the County of Essex and Province of Ontario, and including space on a communications tower located at 42 degrees, 4 minutes, 20 seconds North latitude and 82 degrees, 39 minutes, 18 seconds West longtitude for the purpose of mounting two communications antennas in accordance with the sketch attached hereto and to further include space in the adjacent building suitable to house associated electronics equipment to a maximum of two radio units and duplexer, the provision of electric power by the Lessor, together with the right of ingress and egress to the Lessee for the purpose of installing and maintining its equipment. TO HAVE AND TO HOLD the said demised premises for and during the term of five years to be computed from the first day of September, 1978 and thenceforth next ensuing and fully to be completed and ended on the 31st day of August, 1983. YIELDING AND PAYING therefor yearly and every year during the term unto the said Lessor the sum of THREE HUNDRED AND SIXTY . ($360.00 . . .
