THIS INDENTURE made the 20th. day of May, One Thousand, <br /> <br />Nine Hundred and Seventy-Five. <br /> <br />IN PURSUANCE OF THE SHORT FORMS OF LEASES ACT. <br /> <br />B E T W E E N : - <br /> <br /> THE CORPORATION OF THE COUNTY OF ESSEX <br /> <br /> hereinafter called the "Lessor" <br /> <br /> OF THE FIRST PART <br /> and <br /> <br /> CANADIAN IMPERIAL BANK OF COMMERCE, <br /> <br /> hereinafter called the "Lessee" <br /> <br /> OF THE SECOND PART <br /> <br /> WITNESSETH that in consideration of the rents, covenants <br />and agreements hereinafter reserved and contained on the part of the said <br />Lessee, to be paid, observed and performed, the said Lessor has demised <br />and leased and by these presents doth demise and lease unto the said Lessee <br /> <br /> ALL THOSE CERTAIN PREMISES excluding any part of the external <br />walls known and described as part of the first floor of the Essex County <br />Civic and Education Centre (municipally known as 360 Fairview Ave., West, <br />Essex, Ontario) falling between column lines lOA to 16 and column lines <br /> <br />K to M as shown on the First Floor Plan, South Wing, of the said Centre and <br />having a gross area of 652 square feet. <br /> <br /> ALL AND SINGULAR that certain parcel or tract of land and <br />premises, situate, lying and being formerly in the Township of Colchester <br />North, in the County of Essex but now in the Town of Essex, in the County <br />of Essex, and being composed of part of the south half of farm lot two <br />hundred and eighty-one (281) South of the Talbot Road in the said Town of <br />Essex designated as part one (1) on a reference plan deposited in the <br />Registry Office for the Registry Division of Essex (No. 12) as Number <br />12R-884 on July 5th., 1973. <br /> <br /> TO HAVE AND TO HOLD the said demised premises for and <br />during the term of FIVE (5) years ....................................... <br />to be computed from the 15th. day of October, 1975, and from thenceforth <br />ensuing and to be fully completed and ended on the 15th. day of October, <br />1980. <br /> <br /> YIELDING AND PAYING THEREFOR yearly and every year during <br />the said term hereby granted unto the said Lessor, the sum of FOUR <br />THOUSAND, FIVE HUNDRED, SIXTY-THREE DOLLARS and NINETY-SIX CENTS ......... <br />($4,563.96) ................................. per annum, payable at par at <br /> <br />Essex, Ontario, in equal monthly instalments of $380.33, each, in advance <br />on the 15th. day of each and every month during the said term, the first <br />payment to be made on the 15th. day of October, 1975. <br /> <br />The said Lessee covenants with the said Lessor to pay rent. <br /> <br /> <br />
