THIS INDENTURE made the 20th. day of May, One Thousand, Nine Hundred and Seventy-Five. IN PURSUANCE OF THE SHORT FORMS OF LEASES ACT. B E T W E E N : - THE CORPORATION OF THE COUNTY OF ESSEX hereinafter called the "Lessor" OF THE FIRST PART and CANADIAN IMPERIAL BANK OF COMMERCE, hereinafter called the "Lessee" OF THE SECOND PART WITNESSETH that in consideration of the rents, covenants and agreements hereinafter reserved and contained on the part of the said Lessee, to be paid, observed and performed, the said Lessor has demised and leased and by these presents doth demise and lease unto the said Lessee ALL THOSE CERTAIN PREMISES excluding any part of the external walls known and described as part of the first floor of the Essex County Civic and Education Centre (municipally known as 360 Fairview Ave., West, Essex, Ontario) falling between column lines lOA to 16 and column lines K to M as shown on the First Floor Plan, South Wing, of the said Centre and having a gross area of 652 square feet. ALL AND SINGULAR that certain parcel or tract of land and premises, situate, lying and being formerly in the Township of Colchester North, in the County of Essex but now in the Town of Essex, in the County of Essex, and being composed of part of the south half of farm lot two hundred and eighty-one (281) South of the Talbot Road in the said Town of Essex designated as part one (1) on a reference plan deposited in the Registry Office for the Registry Division of Essex (No. 12) as Number 12R-884 on July 5th., 1973. TO HAVE AND TO HOLD the said demised premises for and during the term of FIVE (5) years ....................................... to be computed from the 15th. day of October, 1975, and from thenceforth ensuing and to be fully completed and ended on the 15th. day of October, 1980. YIELDING AND PAYING THEREFOR yearly and every year during the said term hereby granted unto the said Lessor, the sum of FOUR THOUSAND, FIVE HUNDRED, SIXTY-THREE DOLLARS and NINETY-SIX CENTS .........
