THIiURE made as of the 1 of October, 1970. <br />IN PURSUANCE OF THE SHORT FORMS OF LEASES ACT: <br />B E T W E E; ° > <br />THE CORPORATION OF THE COUNTY OF ESSEX <br />hereinafter called the LANDLORD <br />OF THE FIRST PART <br />-and- <br />THE ROMAN CATHOLIC CHILDREN'S AID SOCIETY <br />F OR THE COUNTY OF ESSEX, <br />hereinafter called the TENANT <br />OF THE SECOND PART <br />WITNESSETH that in consideration of the rents, covenants, <br />and agreements hereinafter reserved and contained on the part of the <br />Tenant to be paid, observed and performed, the Landlord has demised <br />and leased, and by these presents does demise and lease unto the Tenant <br />all and singular those certain parcels or tracts of land and premises <br />in the City of Windsor, in the County of Essex and Province of Ontario, <br />more particularly described in Schedule "A" annexed hereto together <br />with all buildings, appurtenances, easements, improvements and all <br />fixtures peManently affixed to the realty but excluding tenant's <br />fixtures all hereinafter called the "demised premises ". <br />TO HAVE AND TO HOLD the demised premises for and during <br />the term of Twenty (20) years to be computed from the 1st day of <br />October, 1970, and from thenceforth next ensuing and fully to be <br />completed and ended on the 30th day of September, 1990. <br />YIELDING AND PAYING therefor during the said term the <br />total sum of FOUR HUNDRED AND SEVENTY -FIVE THOUSAND ONE HUNDRED <br />AND FORTY -FIVE DOLLARS ($475,145.00) of lawful money of Canada, <br />without deduction. Such rent is to be payable on the 1st days of <br />March and September in each year, the first of such payments to <br />become due and be payable on the 1st day of March, 1971, and the last <br />of such rent payments to become due and be paid on the 1st day of <br />September, 1990 and the amount of each rental payment due on the <br />1st days of March and September in each of the years during the term <br />of this lease are set out in Schedule "B" hereto. <br />This Indenture of Lease is entered into upon the following <br />terms, covenants and conditions and the Landlord and the Tenant hereby <br />i <br />
