• 0 THIS IbDENTURE made as of the lst day of OCTOBER 1970 IN PURSUANCE OF THE SHORT FORMS OF LEASES ACT: B E T W E E N: THE CORPORATION OF THE COUNTY OF ESSEX hereinafter called the LANDLORD OF THE FIRST PART -and- THE CHILDREN'S AID SOCIETY OF THE COUNTY . hereinafter called the TENANT OF THE SECOND PART: W ITNESSETH that in consideration of the rents, covenants, and agreements hereinafter reserved and contained on the part of the Tenant to be paid, observed and performed, the Landlord has demised and leased, and by these presents does demise and lease unto the Tenant all and singular those certain parcels or tracts of land and premises in the City of Windsor, in the County of Essex and Province of Ontario, more particularly described in Schedule "A" and Schedule "B" annexed hereto together with all buildings, appurtenances, easements, improve- ments and all fixtures permanently affixed to the realty but excluding tenant's fixtures all hereinafter called the "demised premises ". TO HAVE AND TO HOLD the demised premises for and during the term of Twenty (20) years to be computed from the 1st day of OCTOBER A.D. 1970, and from thenceforth next ensuing and fully to be completed and ended on the 30th day of September, 1.990. w YIELDING AND PAYING therefor during the said term the total sum of FOUR HUNDRED AND FIFTY -TWO THOUSAND THREE HUNDRED AND SEVENTY -FIVE DOLLARS ($452,375.00) of lawful money of Canada, without deduction. Such rent is to be payable on the 1st days of March and September in each year, the first of such payments to become due and be payable on the 1st day of March, 1971, and the last of such rent payments to become due and be paid on the 1st day of September, 1990, and the amount of each rental payment due on the 1st days of March and September in each of the years during the terms of this lease are set out on Schedule "C" hereto.
